Commercial Leasing Specialist
Duties and Responsibilities:
Business Development: Identify, qualify, and cultivate relationships with potential tenants for vacant retail, industrial, and office spaces.
Lease Negotiation: Negotiate and finalize lease terms, including renewals and amendments, to optimize revenue and tenant retention.
Market Analysis: Conduct market research to assess industry trends, competitor activities, and local market conditions.
Marketing and Sales: Develop and execute marketing strategies to attract and retain tenants, including creating compelling marketing materials and presentations.
Financial Analysis: Analyze financial data, including pro form as and budgets, to make informed leasing decisions.
Tenant Relations: Build and maintain strong relationships with existing and potential tenants to ensure satisfaction and long-term partnerships.
Administrative Tasks: Prepare and maintain accurate records, reports, and other documentation related to leasing activities.
Team Collaboration: Work closely with cross-functional teams, including property management, legal, construction, finance, and accounting, to ensure seamless execution of leasing transactions.
Qualifications and Skills:
Bachelor's degree in Business, Real Estate, or related field
North Carolina Real Estate Salesperson license preferred
2-3 years of experience in commercial real estate leasing, property management, or related field
Strong understanding of commercial real estate principles, lease structures, and legal terminology
Proven track record of successful lease negotiations and closing deals
Excellent communication and interpersonal skills, both verbal and written
Strong analytical and problem-solving abilities
Proficiency in Microsoft Office Suite
Ability to work independently and as part of a team
Strong organizational and time management skills
Willingness to travel within the market area
