We are seeking a Commercial Property Leasing Specialist!
· Identifying and qualifying prospects to lease and occupy available vacant space in our new and existing portfolio of retail, industrial and office properties.
· Renewing existing tenants’ leases to achieve maximum revenues while improving or maintaining tenant retention and satisfaction.
· Prepare, negotiate and finalize lease proposals, amendments and renewals for each property, to maximize property revenue. Candidate must have an understanding of proformas and budgets and be comfortable with numbers.
· Establish and foster industry relationships as well as tenant relationships with prospective and existing tenants as well as national and local brokerage firms through direct interactions.
· Establish and maintain an understanding of current market conditions and trends and perform market surveys.
· Help develop and send marketing packages and materials to potential tenants with a thorough understanding of demographics, traffic patterns, and market trends.
· Knowledge of existing and competing properties and rental rates.
· Assemble and prepare all required information to effectively present prospective leases to senior executives.
· Generating and maintaining production/activity reports.
· Work with the Director of Leasing, President, Executive Management Team and the Real Estate Committee in the development of the commercial properties strategic leasing plans.
· Must be a team player. A key component of success in this position is the ability to work with other departments within the Company, including property management teams, legal, tenant coordination, construction, and finance and accounting.
· Leasing representatives are expected to manage their deal from start to finish. From the negotiation of the deal, through the legal and store design process, up to and including the collection of rents.
Qualifications:
· Basic knowledge of the commercial real estate leasing industry and of lease contract terminology.
· Knowledge of the local real estate market and local broker/landlord community with demonstrated industry relationships.
· Ability to travel throughout the market.
· Basic understanding of P&L statements, credit reports and balance sheet information.
· Quantitative and analytical skills.
· Experience canvassing and cold calling.
· Bachelor’s Degree – degree in Business or Real Estate preferred.
· North Carolina Real Estate Salesperson license preferred.
· At least two (2) to three (3) years of experience in real estate leasing, property management, or a related field.
· Skilled in relationship building, negotiation, mathematics, time management, and organization.
· Ability to manage multiple deals and clients concurrently within strict timelines with excellent organization and time management skills
· Superior interpersonal communication skills, both verbal and written
· Proficiency within the Microsoft suite of products
· Dependable and punctual.
· Ability to work in a collaborative environment.
