• Great Pay up to $95K

· As the key person responsible for an assigned project, develops and maintains a professional relationship with the project owners, subcontractors and municipality officials by fostering clear communications and ensuring a clear understanding of project scope and vision.
· Manages subordinate personnel
· Oversees an assigned project from conception to successful completion ensuring contractual obligations are met, materials are ordered and delivered, project deadlines are met, change orders are managed, communication is clear to job sites and company interests are protected related to change orders.
· Develops and maintains overall project schedule, providing relevant parties an updated project schedule as needed, resolving and communicating scheduling issues to the appropriate parties in a timely manner.
· Utilizes and develops expertise with company financial tools (i.e. cost reports and project budget) to ensure budget vs actual expenses are in alignment, estimated cost of completion is on track and the profitability of a project is protected.
· Drives company revenue and profitability by ensuring the timely and efficient completion of projects.
· Works with accounting regarding AR process and in coordination with the project owner and ensures that company accounting processes owner pay requests on time and with proper approvals.
· Approves AP for subcontractors and other vendors.
· Promotes a safety culture on the job site by communicating, supporting and enforcing safety policies and procedures by immediately addressing any safety violations while walking the job.
· Establishes and maintains communication with the project design team verifying and tracking requests for information, submittal, ASI’s, plan changes and updates.
· Oversees overall subcontractor performance to agreed upon contract through contract completion (which may include termination of subcontractor), works to resolve conflicts in the best interest of the company, and provides evaluation and feedback to subcontractors.
· Ensures that the project complies with any local, state and/or federal requirements meeting industry and company quality standards at each stage of the project, and correcting as needed.


Qualifications Required:
-Bachelor's degree in Construction management, engineering or architecture preferred, or relevant years of experience
-Minimum of 5-10 years of construction project management experience, preferably in MULTI FAMILY HOUSING
-Excellent time management skills
-Working knowledge and skill in implementing OSHA regulations and safety regulations
-Working knowledge and experience with MS Office & Excel
-Must be able to move about the entire project site to conduct site inspections which might be on irregular terrain and include climbing stairs or other elevated structures.
-Must be able to move about an office to access office machinery, file cabinets, attend meetings.
-Must be able to lift 25 lbs.
-Must be able to constantly operate a computer and other office productivity machinery such as computer printer, office phone, and copy machine
